The four downpipe faults
- A wet stripe down the wall: a cracked length or a joint, often on the back of the pipe. Frost splits a pipe that's been standing full of water.
- A pipe hanging off the wall: the clips have broken or the plugs have pulled out of soft render.
- Nothing coming out: a blockage at the outlet or a bend. Rodded or flushed from the top or the bottom.
- A puddle at the bottom: the shoe or the gully is blocked, or the pipe no longer reaches into the drain.
Where it goes at the bottom
In most Dublin houses the downpipe runs into a gully at ground level and then the surface water drain. If water backs up there, it's the gully, not the pipe: it needs clearing out. A downpipe that empties onto the ground next to the wall soaks the footing; it should run to a gully or a soakaway.
