Box Gutters on Dublin Houses

A box gutter is a lined channel hidden behind a parapet or between two roofs. When it blocks or the lining fails, water comes inside, not down the wall. 29% of homes in the Dublin City council area were built before 1946, and many have one.

Free, no obligation. One local company prices it, not five.

What they are

Hidden gutters, inside leaks

Georgian and Victorian terraces often have a parapet at the front with a box gutter behind it, and a valley gutter between two roof slopes. They're lined with lead or, on newer repairs, a modern membrane. Leaves and silt block the outlet, water backs up over the lining's edge, and the first sign is a stain on a top-floor ceiling.

What good work looks like

Lining, falls and an overflow

  • Falls to the outlet, so water never sits.
  • A sound lining, lead laid in proper lengths with steps, or a membrane dressed up the sides.
  • An overflow: the grant rules for protected structures say overflows should be provided so a blockage shows clear of the building.

Protected houses

Repair like for like

On a protected structure, lead and cast iron rainwater goods should be repaired, or replaced like for like, and works to gutter linings should use appropriate detailing. The Built Heritage Investment Scheme, through the council, can help pay for it.
